Everyone is Welcome, Except… Finding a Place to Rent When You Have a Pet

You find the PERFECT place to rent. You can't wait to move into it. Then suddenly, the landlord informs you that you CANNOT move into your new place. Why? Sometimes, he will tell you; other times, he will not, but it's probably your pet.
How do you get around this? How can you find a good place that will take pets at a price that you can afford?
While this can be a touchy topic with landlords, and not every landlord has the same feelings about pets, but here are some suggestions.
1. Don't look in the wrong places. When searching the list of possible places to rent, immediately cross out any place that says NO PETS. Some people will be sure that they can talk the landlord into letting THEIR live there. Why waste your and the landlord's time?
2. Tell the landlord—immediately. When you first contact the landlord, tell him or her that you have a pet. Also, tell him or her what type of pet you have. Is it a cat, dog, or some other more exotic creature? How big is it? Is it active? Does it have all of it's shots, if needed?
3. Make sure the pet is well-behaved. Even the kindest landlords do not want a dog who will (a) mess up his or her property, (b) leave an unpleasant odor, or (c) make a lot of noise and disturb the neighbors.
4. Get a recommendation. If possible, get a recommendation letter from your previous landlord. This is not a must. It is also not a guarantee that the new landlord will be impressed, but it should help your chances—a lot.
5. Keep it up! Make sure that the pet remains well-behaved once you move into the new place. If enough pet owners remain considerate, fewer landlords will have a bad enough experience. Try getting permission to rent property from a landlord who got burned by a previous renter with a pet.
6. Behave yourself! If the neighbors do not like you, the quickest way to get you evicted is to complain about your pet, even if your pet is not really the problem.
